East Coast Carpentry's own price for a timber-clad room, 4 m × 3 m (12 m²), VAT included. It includes delivery and installation, the insulated frame, an EPDM roof, double glazing, laminate flooring, internal electrics and a heater; the armoured power cable to your fuse board is quoted separately.
- A ground screw foundation is from €90 to €110 a m² (Loghouse.ie).
- Power from the house is from €15 a metre of cable (Loghouse.ie), and it has to be done by a Registered Electrical Contractor (CRU).
- Avant Money's national guide gives €13,500 to €17,500 for a medium room, 4 m × 4 m to 5 m × 5 m.

Timber cabin: Loghouse.ie's listed price for that size, or the nearest listed size where the answer says so; at 12 m², where none is listed, the area times their brochure rate of €900 to €1,200 a m² for smaller rooms. Insulated rooms: East Coast Carpentry's own price for that size, VAT, delivery and installation included. The multiplication is ours. Prices read on 3 November 2026. It's an estimate, never a quote.

East Coast Carpentry, Kilcoole, publishes these with 13.5% VAT, delivery and complete installation across Dublin and Wicklow included. Its timber range lists a 5" × 2" timber frame, 100 mm Rockwool insulation in the walls, roof and floor, an EPDM rubber roof, laminate flooring, anthracite uPVC double glazing, internal electrics and a wall-mounted panel heater. The armoured power cable to your fuse board is quoted separately.

The same firm's composite range has anthracite grey castellated composite cladding, a plastered, skimmed and painted inside (you supply the paint), A-rated double glazing and LED lights inside and out. On a 4 m × 3 m room the composite version costs €3,000 more (our subtraction).

East Coast Carpentry's timber rooms work out at €1,494 a m² for 9 m², €1,329 for 12 m², €1,047 for 20 m² and €938 for 25 m² (our division). Small rooms cost more a m²: doors, windows and the electrics cost much the same on 9 m² as on 20.

- Measure the garden. At least 25 m² of it has to stay open for the room to be exempt.
- Check how far the spot is from the house: the power cable runs that distance, and it's priced separately.
- Look at side access. Panels and a base have to get through.

Why do garden room prices vary so much?
The size, but more the spec: a timber cabin with single walls is a different building from an insulated, lined, wired room. The base, the cable run and access add to both.
Is VAT included?
East Coast Carpentry's prices include VAT; GardenRooms.ie's are ex VAT. Loghouse.ie, Inovo and Avant Money don't say (Loghouse.ie, Inovo, Avant Money). Ask for every written price incl. VAT.
What does a composite garden room cost in Wicklow?
East Coast Carpentry publishes €16,850 for 3 m × 3 m up to €28,450 for 5 m × 5 m, VAT and installation included.
Is a garden room cheaper than an extension?
