Insulated rooms
Insulated garden rooms in Wicklow
An insulated garden room has insulation in the walls, the roof and the floor, double glazing and no gaps. A Kilcoole firm's fitted 3 m × 3 m room, with 100 mm insulation in all three, is €13,450 incl. VAT (East Coast Carpentry). A single-skin log cabin isn't the same building.

What a garden room costs for your size
Two taps: the kind of build and roughly how big. The answer is a published Wicklow or Irish price for that size.
Published price for your size
€18,950
East Coast Carpentry's own price for a composite-clad room, 4 m × 3 m (12 m²), VAT included. It includes delivery and installation, the insulated frame, an EPDM roof, double glazing, laminate flooring, internal electrics and a heater; the armoured power cable to your fuse board is quoted separately.
- A ground screw foundation is from €90 to €110 a m² (Loghouse.ie).
- Power from the house is from €15 a metre of cable (Loghouse.ie), and it has to be done by a Registered Electrical Contractor (CRU).
- Avant Money's national guide gives €13,500 to €17,500 for a medium room, 4 m × 4 m to 5 m × 5 m.
How this is worked out
Timber cabin: Loghouse.ie's listed price for that size, or the nearest listed size where the answer says so; at 12 m², where none is listed, the area times their brochure rate of €900 to €1,200 a m² for smaller rooms. Insulated rooms: East Coast Carpentry's own price for that size, VAT, delivery and installation included. The multiplication is ours. Prices read on 3 November 2026. It's an estimate, never a quote.
All five
Insulated means five things
- Walls: insulation between an inner lining and the outer cladding, with a breathable membrane.
- Roof: insulation above or between the joists, under the membrane.
- Floor: insulation in the floor, not boards straight onto the base.
- Glazing: double glazing in well-sealed frames.
- Air-tightness: no gaps at the corners, the roof edge or round the doors.
Miss one and the heat goes there. A room insulated in the walls only still loses heat through an uninsulated floor.
A Wicklow spec
What one Wicklow firm publishes
East Coast Carpentry lists a 5" × 2" timber frame, 100 mm Rockwool Flexi insulation in the walls, roof and floor, an EPDM rubber roof, uPVC double glazing, laminate flooring, internal electrics and a panel heater. Its composite range adds castellated composite cladding, a plastered and skimmed inside, A-rated double glazing and LED lighting (East Coast Carpentry). It gives no U-values.

Cabins
Log cabins and insulation
A log cabin's walls are the logs themselves. Loghouse.ie's eco rooms are sold on thicker insulated walls and better windows, at €1,500+ a m². Floor insulation and heating come as a package from €580 to €1,500 (Loghouse.ie). Ask how the roof and floor are insulated, and how thick the walls are.

Ask
Five questions for the quote
- What's in each of the walls, roof and floor, and how thick?
- Is there a vapour control layer on the warm side?
- What glazing, and what frames?
- How is it heated, and what does the heater draw?
- What's the guarantee on the structure and on the roof?

Before you choose a spot
- Measure the garden. At least 25 m² of it has to stay open for the room to be exempt.
- Check how far the spot is from the house: the power cable runs that distance, and it's priced separately.
- Look at side access. Panels and a base have to get through.
- On a sloping hillside garden, ask about the base before anything else.

FAQ
Questions people ask
Is a log cabin insulated?
The logs give some insulation, but most cabins are single-skin walls with no floor or roof insulation unless you add it. Ask.
Timber or composite cladding?
Composite costs more and needs less upkeep. On a 4 m × 3 m room, East Coast Carpentry's composite version is €18,950 against €15,950 for timber, both incl. VAT (East Coast Carpentry).
Does a garden room need a BER?
A BER is needed when a home is sold or let. A garden room under Class 3 isn't a home in its own right.
