The base

Three kinds of base

  • Ground screws: steel screws wound into the ground, a frame on top. Quick, little digging, good on a slope.
  • A concrete slab: dug, shuttered and poured. Takes the most load, so it suits a gym. Needs days to cure.
  • Pads and a timber frame: concrete pads at the corners and along the sides.

Inovo lists a concrete or ground-screw base in its price. Ask any firm which base is included.

Power

Getting power to the room

An armoured cable runs underground from the house's fuse board to a small board in the room. Loghouse.ie lists the connection from €15 a metre, and East Coast Carpentry quotes the main cable separately from the room, so the distance from the house matters. By law, a Registered Electrical Contractor does the work and gives you a completion certificate (CRU).

A panel heater is the usual heat. Water and a toilet mean a pipe and a drain connection, which add cost and, with a shower, make the room look more like somewhere to live. Under Class 3 it can't be lived in.

Before you choose a spot

  • Measure the garden. At least 25 m² of it has to stay open for the room to be exempt.
  • Check how far the spot is from the house: the power cable runs that distance, and it's priced separately.
  • Look at side access. Panels and a base have to get through.
  • On a sloping hillside garden, ask about the base before anything else.

FAQ

Questions people ask

Does a garden room need foundations?

Yes, a level, stable base: ground screws, a slab or pads. A cabin on soft ground moves, and doors stop closing.

How much is it to run electricity to a garden room?

Loghouse.ie lists the connection from €15 a metre; the contractor prices the board, sockets and lights on top.

Can I put a toilet in a garden room?

Loghouse.ie lists plumbing at €1,000 to €2,500. Drainage depends on where the house's drains run.
